Market Insights – February 2017

Have you heard about our Lease Expiry News Database?

Complementary to Property Daily is our Lease Expiry News Database (LEND), which profiles upcoming lease expiries of commercial tenants across Australia and New Zealand.

Each day, our team use a comprehensive research methodology to identify and qualify the leasing details of office tenants of interest in the market, including:

• Upcoming lease expiries 12, 24 and 36 months out;
• National and international corporations and large government leases; and
• Recently completed deals.

Published in an easily digestible format, each lease opportunity includes details including the tenancy size (sqm) and confirmed key occupier contacts, saving you time and effort searching for information. Our detailed profiles provide a more complete picture of an office occupier than any other source commercially available in the market today.

Building Spotlight: Riverside Centre, 123 Eagle Street, Brisbane

123 Eagle Street is one of the most premium office buildings Brisbane has to offer. Property Daily’s LEND has a variety of current leases within this building, with sizes ranging from 150sqm to 8,000sqm+, as well as a number of historical leasing records.

A key tenant at 123 Eagle Street is international insurance group Marsh, which takes up 2,499sqm across two (2) levels in the building with a lease expiring in August 2018 (which is just 18 months from expiry). Property Daily has been covering this lease expiry since April 2016 – at present, Marsh remains in the early stages of considering its longer term needs.  A tenant advocate is now not expected to be appointed until the second half of 2017, but it remains likely that LPC Cresa will pick up the role due to a previous relationship with Marsh. Re-committing is becoming a stronger possibility as Marsh's lease expiry draws near and in this instance Marsh is likely to undergo a refurbishment to convert to Activity Based Working (ABW).
